A written value range

A low and a high, with the income, expenses and return assumptions we used to get there. If we are wrong about a number, you will be able to see exactly which one and tell us.

A market report for your county

Ten years of population and household income, how much storage square footage exists per person near you, and what the facilities within three miles are charging for a ten by ten right now.

Both ways of getting paid

One page showing a lump sum at closing next to monthly payments over time, with what each would actually put in your pocket. Your accountant can pick it apart, and should.

If somebody told you a number two years ago, whether that was a broker or an appraiser, it was calculated in a different interest rate environment than the one we are in now. It is not that they were wrong. It is that money cost about half of what it costs today, and the price a buyer can pay moves with that.
