Texas self storage owners
Selling a self storage facility in Texas.
We do not buy in the big four metros. Dallas, Houston, Austin and San Antonio have been built up by people with cheaper capital than ours, and it shows in what facilities trade for there.
The Panhandle, West Texas and East Texas are a different country. Amarillo, Lubbock, Abilene, San Angelo, Tyler, Longview and the towns around them still have independently owned facilities running on paper ledgers, and those are the ones we want to hear about.
Rather just call?
Fifteen minutes on the phone will tell you more than any page will. I answer it myself.

What we look for in Texas
Small, independent, and run the old way.
Panhandle, West and East Texas
Real towns with real employers, far enough from a metro that the national buyers have not bothered. That is the whole thesis.
Not the metros
If you own in Dallas or Houston we are probably not your best buyer, and we will say so on the first call rather than waste your afternoon.
Oil patch cycles priced properly
Midland and Odessa swing, and a buyer who panics about that underpays. We price the cycle in rather than pretending it is not there.
Towns we are actively looking in across Texas, though this is not the whole list. If yours is not here, ask anyway.
- Amarillo
- Lubbock
- Abilene
- San Angelo
- Wichita Falls
- Midland
- Odessa
- Tyler
- Longview
- Texarkana
- Sherman
- Del Rio
If any of this describes your facility, we would like to talk.
None of it is a criticism. A place that has been run simply for a long time is usually a well built one. It just means some of the value is in what it could do rather than only what it does now.
- Rents that have not moved in several years
- No website, or no way for a tenant to rent online
- Checks in the mail or in a drop box
- No tenant insurance program and no meaningful late fees
- A gate or lock system that is past due
- You are handling the calls yourself, including the weekend ones
