Real towns with real employers, far enough from a metro that the national buyers have not bothered. That is the whole thesis.

Not the metros

If you own in Dallas or Houston we are probably not your best buyer, and we will say so on the first call rather than waste your afternoon.

Oil patch cycles priced properly

Midland and Odessa swing, and a buyer who panics about that underpays. We price the cycle in rather than pretending it is not there.
