Indiana self storage owners
Selling a self storage facility in Indiana.
Indiana is the state I have spent the most time in and know the best. I have driven these towns, walked these facilities, and had long conversations with owners in Carroll and White and Tippecanoe counties, some of whom decided not to sell and I still speak to.
The pattern here is a facility built in the eighties or nineties on the edge of a county seat, expanded once, and run by the same person ever since. Good bones, honest income, rents that have drifted below the market, and an owner who is starting to think about the next few years.
Rather just call?
Fifteen minutes on the phone will tell you more than any page will. I answer it myself.

What we look for in Indiana
Small, independent, and run the old way.
I actually know these counties
When you tell me where you are, I will very likely know the highway, the competitor, and roughly what the units in town go for. That makes the conversation faster and the number better.
County seat facilities
The edge of Logansport, Delphi, Winamac, Rensselaer, Frankfort. Small, unautomated, quietly profitable, and invisible to institutional buyers.
Owners I have already met
If we have spoken before, this is the same me. Nothing about what I said then has changed, and we are still interested whenever you are.
Towns we are actively looking in across Indiana, though this is not the whole list. If yours is not here, ask anyway.
- Lafayette
- Kokomo
- Logansport
- Marion
- Muncie
- Terre Haute
- Richmond
- Columbus
- Vincennes
- Warsaw
- Anderson
- Delphi
If any of this describes your facility, we would like to talk.
None of it is a criticism. A place that has been run simply for a long time is usually a well built one. It just means some of the value is in what it could do rather than only what it does now.
- Rents that have not moved in several years
- No website, or no way for a tenant to rent online
- Checks in the mail or in a drop box
- No tenant insurance program and no meaningful late fees
- A gate or lock system that is past due
- You are handling the calls yourself, including the weekend ones
