Colorado self storage owners
Selling a self storage facility in Colorado.
I live in Steamboat Springs, so Colorado is the state I can be standing in front of your facility in a few hours. We are not chasing the Front Range. Denver and the northern corridor are priced for buyers with cheaper money than ours and more patience than we have.
What interests us is the Western Slope, the San Luis Valley, and the eastern plains: towns with a real economy, a facility or two, and an owner who has been doing this since before the state changed around them.
Rather just call?
Fifteen minutes on the phone will tell you more than any page will. I answer it myself.

What we look for in Colorado
Small, independent, and run the old way.
A short drive away
Being local means I can look at your buildings myself rather than sending someone, and it means we are not going to disappear after the first call.
Slope and plains, not the metro
Grand Junction, Montrose, Pueblo, Sterling, Alamosa and the towns between them. Real markets that the big buyers fly over.
Land that could hold more
A lot of Colorado facilities sit on ground with room for another building. That possibility is part of what your property is worth, and it belongs in your number.
Towns we are actively looking in across Colorado, though this is not the whole list. If yours is not here, ask anyway.
- Grand Junction
- Montrose
- Delta
- Durango
- Cañon City
- Pueblo
- Sterling
- Lamar
- Alamosa
- Craig
- Rifle
- La Junta
If any of this describes your facility, we would like to talk.
None of it is a criticism. A place that has been run simply for a long time is usually a well built one. It just means some of the value is in what it could do rather than only what it does now.
- Rents that have not moved in several years
- No website, or no way for a tenant to rent online
- Checks in the mail or in a drop box
- No tenant insurance program and no meaningful late fees
- A gate or lock system that is past due
- You are handling the calls yourself, including the weekend ones
